A secondary suite on the second floor

251 and 251A Cheriton Avenue is a new two-storey house with a secondary suite. The suite is on the second floor, above a 1,480 square foot house that takes the main floor and the basement: 2,161 square feet in all, plus an 80 square foot partially covered rear balcony, an 80 square foot covered rear deck and a 21 square foot partially covered front entry.

It is the same arrangement, with the same floor areas, as 301 Oakview: a house on the main floor and basement, and the suite above it rather than below grade.

Five months from agreement to permit

The Residential Design-Build Construction Management Agreement names Summit prime contractor from 16 March 2026. The City issued the development permit on 8 July 2026 for a two-storey house with a finished basement and a 681 square foot second-floor suite. The building permit followed on 14 August 2026, five months after the agreement. Summit is the permit holder, authorized by the owner’s letter of 20 April 2026 to make the applications.
