Our design-build process

From the first line to the front door

01 · Feasibility

It starts with the lot.

Send us the address. We check the zoning, what By-Law 59/2025 allows and the services, then tell you how many homes fit and roughly what they'll cost. You have the numbers before you commit to anything.

02 · Design

Then we draw it.

Our design team lays the building out with you, or starts from drawings you already have. Each decision is priced as it's made, so the design and the budget stay together.

03 · Approvals

Then it's a building on paper.

We prepare the permit drawings, file the application and answer the City's questions. You sign off on a real budget before a shovel moves.

04 · Construction

Then it comes out of the ground.

Summit runs the site: trades, inspections and schedule. Under construction management you see every trade price as the building goes up.

05 · Handover

Then you're standing in it.

1123 Edderton: two homes on a 25-foot lot, finished in 2025 for $179 a square foot. Final inspections passed, keys in hand, and we can manage the building for you afterwards.

I can’t say enough good things about Summit Design Build. Cam and Ryan were great to work with from start to finish. Professional, responsive and always willing to help. They put a lot of care and attention into their infill projects, and the quality of work really shows.

It’s refreshing to work with people who are genuinely invested in the homes they build and take time to make sure everything comes together properly. I’d highly recommend Summit Design Build to anyone considering an infill in Winnipeg.

Questions about building in Winnipeg

Straight answers.

Can my lot fit a fourplex or a sixplex?

It depends on the lot's size, zoning, servicing and lane access. Send us the address and we'll tell you. Our Winnipeg fourplex zoning guide explains the rules.

What does it cost to build a duplex or fourplex in Winnipeg?

It depends on the number of homes, the site, the foundation and the finishes. One real example: 1123 Edderton was built in 2025 for $400,000, or $179 a square foot. See By-Law 59/2025 and what it costs to build.

I don't own a lot yet. Can we still talk?

Yes. Bring the address of a lot you're considering. A feasibility conversation before you buy helps you compare options.

I already have drawings. Can you build from them?

Yes. We'll review and price your drawings, or design the project with you from the start.

Do you build commercial space and tenant fit-ups?

Yes. We run commercial construction management projects and tenant fit-ups for offices, clinics, retail and restaurants.

How long does it take?

It depends on the design, the approvals and the size of the build. As one example, 251 Cheriton went from agreement to building permit in five months. We give you a timeline for your project once the scope is clear.

What contract do you build under?

CCDC 5A, 5B or 2, the standard Canadian construction contracts. You choose one fixed price, or construction management where you see every trade price.
