A tax office inside existing walls
Unit B9 at 55 Waterford Green Commons is 1,345.5 square feet of ground-floor commercial space, and Summit Design Build is fitting it out for Liberty Tax under a commercial construction management agreement on a fixed fee. The drawings were issued for construction on 23 July 2026, and the building permit application followed in early September.
The plan is a public-facing office: a waiting area at the entrance, an open office, a lunch room, a universal toilet room and an electrical and transformer room. Every wall that matters is already in place, so the job is about what happens inside them.
What the drawings settle
- Demising walls kept as they are: the existing concrete masonry demising wall is rated 4 hours (ULC U901, STC 50), and the existing steel-stud demising wall is rated 1 hour (ULC W415, STC 51: 2×6 metal studs at 24 inches, 6 inches of acoustic mineral wool, 5/8-inch Type X drywall both sides)
- New partitions: 1-hour walls (STC 36) of 2×4 studs at 16 inches with 5/8-inch Type X both sides, and 30-minute walls (STC 32) with ½-inch drywall
- Life safety: emergency battery packs with pictogram exit signs and double heads, and commercial-grade carbon monoxide detectors on dual power
- Ceilings and power: 2×4 acoustic ceiling tile, dedicated microwave and fridge receptacles, quadplex and voice and data outlets
- Doors: hollow metal, 45-minute rated, at the electrical room
