Twelve homes at the zoning limit
373 Edison Avenue is a 10,245 square foot lot in an RMF-M zone, under the City’s mature-communities infill guidelines (Infill Area 1). The design puts a three-storey, 12-unit multi-family building on it: about 12,164 square feet gross, 36 feet 6 inches to the top, and roughly 854 square feet of lot per unit. The building footprint, about 4,294 square feet, sits right at the zoning’s 42% maximum, which means the plan has no slack in the lot coverage.
The architect issued the design review package on 19 March 2026, after schematic design on 11 February.
What the drawings settle
- Unit mix: the floor plans show two-bedroom units of about 800 to 830 square feet, in one-bath and two-bath versions, and smaller units of about 445 square feet
- Parking: 12 stalls required, one per unit, and two bicycle parking spaces provided
- Corridor: the site is within 656 feet of Henderson Highway, a designated corridor, which the package notes for the parking calculation
- Cladding: siding and EIFS on the elevations
For how three-storey buildings are classified under the building code, see our guide to the 3-storey code line.
Who is building it
Summit is construction manager with design assist for Catalyst Community Capital. Design assist means Summit is involved while the drawings are still being developed, not after they are finished.
