A Head Start centre in an existing building
547 Notre Dame Avenue is an existing building of about 6,000 square feet, on a main floor and a basement. The Little Red Spirit Head Start Program is renovating it as an early learning centre, and Summit Design Build is construction manager for the Manitoba Métis Federation. The architect is Prairie Architects, the structural engineer is Wolfrom Engineering, and the owner’s representative is MN4 Construction.
A renovation is a different job from new construction. The drawing set starts from what is already there: demolition plans and existing framing plans.
What the specification covers
The 66% review specification was issued on 3 July 2026, with review drawings for the basement and main floor: demolition and new construction, reflected ceilings, exterior elevations, wall sections, interior elevations and enlarged plans. Structural sheets cover the existing basement, main floor and roof framing, and mechanical and electrical sheets cover the basement and main floor.
Sections in the specification that show what kind of renovation it is:
- Intumescent fireproofing, sprayed polyurethane foam insulation and vapour and air barriers
- A vertical wheelchair lift
- Architectural woodwork, finish carpentry and manual roller shades
- Fire and life-safety requirements written for the building being used by the Owner during construction
Timeline
The specification requires the building to be ready for takeover before 30 March 2027. Summit is working under a draft CCDC 5B-2010 construction management contract (August 2026), with a preconstruction phase first, then the Work.
