A 214-foot lot with a lane at the back
328 Whytewold Road is 50 feet wide and 214 feet deep, 10,716 square feet in all. That depth is the whole story. The building takes 23% of the lot, sits behind a 40-foot front yard, and leaves room for what small multi-family sites usually run out of: parking. Four stalls sit against the public lane at the rear, three standard and one accessible, with a 5-foot path running the length of the lot to reach them and two garbage and recycling enclosures on concrete bases.
Summit is design-build construction manager. The agreement is dated 2 March 2026, the plans were issued for review on 27 March 2026, and the project is in design.
Four homes, two floors, two ways to live
A fourplex, split by floor. The two ground-floor units are two-bedroom homes of 1,194 and 1,183 square feet, drawn with 5-foot turning circles in the halls and washrooms, and the lot carries an accessible parking stall. The two upper units are three-bedroom, two-bath homes of 1,180.5 square feet each, with an ensuite off the primary bedroom and a vaulted living room ceiling.
Splitting the building by floor puts the accessible-oriented homes at grade and the larger three-bedroom homes above them, each with its own utility room.
How it’s built
- Two storeys, about 60 by 40 feet overall: 2,377 SF on the main floor, 2,361 SF above
- Hip roof at 5:12 with separate hipped roofs over the covered entries, 16-inch overhangs above and 18-inch at the porches
- Hardie fibre-cement siding on the centre bay, acrylic stucco on the wings and side walls
- Glazing averages 30.5% of the front facade (33% main floor, 28% second floor, measured between 3 and 8 feet above each floor)
- A utility and laundry room in every unit, each with its own furnace, heat recovery ventilator and water shutoff
- Four water meters in a meter closet at the front corner
- Air conditioner condensers and sump discharge on both long sides of the building
- Paving-stone parking, 6-foot wooden fencing along the lot lines, 56% of the lot in new sod, and the existing tree at the front retained
Separate furnaces and ventilation are the detail that matters. Four households sharing one system is a compromise; four with their own utility room is four real homes, and that decision is made in the drawings, not at drywall.
