Two 25-foot lots, four doors
299 and 301 Oakview Avenue are two adjacent lots, each 25 feet wide and 100 feet deep, 2,500 square feet apiece. On each, the house covers 29.6% of the lot, with two parking stalls off the public lane at the rear and a garbage enclosure beside them.
Summit is construction manager under a CCDC 5B-2010 contract for Catalyst Community Capital. The City issued a building permit for each house on 9 March 2026, and rear deck permits followed in April. The project is in construction: in the photograph, both houses are framed and windowed, one clad in board-and-batten and the other being finished in stucco.

One footprint, two arrangements
Each lot gets a new single-family house with a secondary suite, and the two are laid out differently.
- 299 and 299A: a 1,421 SF house on the main and second floors, with a 740 SF secondary suite in the basement
- 301 and 301A: a 1,480 SF house on the main and lower levels, with a 681 SF secondary suite on the second floor
Both add up to 2,161 SF, plus a 22 SF covered front entry. Rear decks were permitted separately in April: an 18 by 5 foot multi-level deck at 299, and at 301 an 18 by 5 foot main-level deck with an 18 by 5 foot balcony above it.

How it’s built
- Cast-in-place concrete piles under an 8-inch poured foundation wall, reinforced with 15M bars at 30 inches vertically, on a 6-inch void form
- Foundation wall insulated to R22 on the inside, with damp-proofing outside and a 6 mil poly vapour barrier
- Pre-engineered roof trusses at 24 inches on centre, R50 insulation, 7/16-inch OSB sheathing with H-clips and a 6 mil poly vapour barrier
- 2×6 studs at 24 inches on centre with R22 insulation in the tall walls
- 5/8-inch Type X drywall wherever a 45-minute fire-resistance rating is needed, including the rim joist detail where a wall sits closer than 4 feet to the property line
- A 12-inch second-floor cantilever detailed for a 45-minute rating, with 7½ inches of R28 EPS in the soffit and 5/8-inch Type X drywall
- Two different faces on the same 26 ft 3 in height: one house in acrylic stucco (43% of the front elevation) with a Hardie board panel (21%) under a hip roof, the other in board-and-batten (42%) with Hardie lap siding (22%) under a gable. Windows are 26% of both

The details drawing is worth a look. On a 25-foot lot the walls sit 3 to 4 feet from the property line, so the fire-resistance details carry real weight.
